Land Uses Across the Site

The Blocks

There are only 5 blocks located within the site. With two of these being ‘Superblocks’, that feature community hubs in their centres. This ensures that people do not have to travel far to be able to experience open spaces, which features no or very few cars. The other blocks are smaller and may feature a couple of buildings. Two of which feature sizeable green spaces and pedestrianised 'garden roads' through their centres.

The Plots

Across the site we have varied plot uses and sizes. This can be seen in the below image. The largest number of plots are high rise residential. The separation of the different plot uses, helps to create ‘individual’ identities for each area.

The Residential Area

We have located the residential area mainly on the Eastern side of the site. With a mixture of low and high rise dwellings. We have allocated a number of green space open areas. With a mixture of public, private and shared open spaces.

Height Restrictions

London City Airport has imposed a 5 metre height restriction on this area. Allowing the low rise bungalows to be situated here

Rear Parking

By featuring rear parking, it will reduce the distance for people to get onto the main vehicle routes. Allowing more space to be allocated to pedestrians and bikes

Dwelling Makeup

There will be various dwelling types, ranging from 1 beds to apartments. Ensuring that all aspects of the market are catered for, as well as meeting the affordable percentage

Post COVID

We were keen to provide easy to access green spaces across the whole site. In urban areas the provision of green space has never been more obvious as during the COVID Pandemic. Providing this space will benefit residents mental wellbeing.

The Commercial Area

The commercial area has been located to the south of the dock. This is due to its vicinity to the DLR station and the main road, which supports a number of bus routes. The commercial buildings have been designed to ensure that as many windows can make use of the blue infrastructure the dock provides. The building opposite Silo D has been designed as a landscaper. Reducing the impact, it has on the public open space with shadow casting.
